Property Requirements

Structural Integrity

Foundation, framing, and core systems must meet code

  • Foundation must be structurally sound with no major cracks or settling issues
  • Roof must have at least 10 years of remaining life
  • HVAC system must be functional and less than 15 years old
  • Electrical and plumbing systems must meet current building codes

Interior Finishes

Modern, move-in ready condition required

  • Fresh paint throughout (neutral colors preferred)
  • Modern flooring in good condition (hardwood, tile, or quality laminate)
  • Updated kitchen with modern appliances (stainless steel preferred)
  • Updated bathrooms with modern fixtures and finishes
  • All windows and doors functional with proper seals

Safety & Compliance

All properties must meet safety codes and regulations

  • Smoke detectors and carbon monoxide detectors installed per code
  • All electrical outlets and switches properly grounded (GFCI where required)
  • No active permits or code violations
  • Clear title with no liens or encumbrances

Submission Guidelines

Required Documentation

  • Minimum 10 high-quality photos (interior and exterior)
  • Floor plan (if available)
  • List of all renovations completed
  • Recent inspection report (recommended)
  • Proof of permits for major renovations
